EXPO REAL 2025 - International Trade Fair for Property and Investment in Munich, Europe's largest trade fair for real estate and investment, kicked off today.

Munich. The International Trade Fair for Real Estate and Investment begins today at the Trade Fair Center Messe München. EXPO REAL is all about housing – because without housing, there is no growth in Germany. The shortage of housing is becoming a brake on the growth of the German economy, and growth requires, among other things, broad support for housing construction and a manageable range of favorable financing conditions. A recent study entitled "Living in the Life Cycle" was prepared by EXPO REAL before the fair and was published at the start of the international trade fair for real estate and investment on October 6. In the study, commissioned by the renowned Pestel Institute in Hanover, the current census data on household sizes, age groups and disposable income are linked for the first time and important conclusions for housing policy are drawn.

"Our study shows that sufficient available living space and functioning housing markets are greatly underestimated as growth factors for the economy. Shaping the housing market more actively is not only a social issue, but also an urgent economic policy imperative. Solving the housing issue is a vital prerequisite for the German economy to regain momentum – without housing, there will be no growth..."

With this scientific study, EXPO REAL is providing a targeted impetus to the debate on solving the acute housing shortage:


The trade fair is considered the highlight of the real estate year in the industry. At EXPO REAL, the most important players in the real estate industry, investors, and high-ranking representatives from politics and academia meet to set the course for the coming years.

"The housing market, and in particular the acute shortage of affordable housing, are currently the central topics of conversation in the real estate industry. This is also reflected in the many lectures and panel discussions in our conference program this year, as well as our new Flexible Housing format," Boymanns continued.

Lack of affordable housing blocks access to the labor market


Matthias Günther, Managing Director of the Pestel Institute and author of the study, diagnoses a paralyzed housing market in his study, which is increasingly causing the labor market to "freeze":

"In deficit regions, where demand massively exceeds housing supply, low-income households can effectively no longer move because the difference between asking and existing rents has reached a level that is no longer affordable for this income group. And the urgently needed skilled immigration from abroad is also severely hampered by the massive undersupply of housing. This will not close the large labor gap in many industrial and service sectors," explains the housing market researcher with many years of experience.

Inequality in the housing market is increasing


Additionally, the homeownership rate in Germany has been steadily declining across all age groups for years. The consequences for wealth distribution are disastrous, according to the housing market expert. The EXPO REAL Housing Study clearly shows that housing inequality in Germany as a whole is continuing to grow. The available living space per capita has never been as high as it is today, and at the same time, there is a housing shortage in many regions.

According to the EXPO REAL Housing Study, there is currently a shortage of approximately 1.2 million apartments in western Germany alone, assuming that long-term vacancies are no longer offered. This housing shortage must be resolved to stimulate mobility in the labor market again.

"The situation is becoming more critical. It is no longer sufficient to subsidize individual segments. Housing construction as a whole must be stimulated if the housing problem is to be solved," says Günther.

Both social housing construction and housing construction by project developers, as well as owner-occupied housing, must be stimulated across the board. A major step could be taken if the government were to pass on its refinancing advantages to housing construction, both to rental housing construction and to the construction of condominiums, the study states.

Energy-efficient renovation remains important, construction of apartments is a priority


Quality-oriented subsidy programs alone cannot solve the problem. Subsidies that allow for the construction of 'even better' housing than the already very high standards in Germany are not effective in this situation.

"It shouldn't matter whether the buildings are made of concrete, steel, or wood – the main thing is that the apartments are built. Otherwise, there will be no positive economic development in Germany," explains study author Günther. "A key component of the transformation of the building sector lies in meeting the remaining energy demand after renovation through renewable sources. The cost-effectiveness of switching to alternative heat supply systems – heat pumps in particular – is far greater than very demanding energy-efficient renovations. The renovation of existing buildings must not be abandoned, but the standards to be achieved regarding heat demand must be questioned."

Munich. Le Salon international de l'immobilier et de l'investissement ouvre ses portes aujourd'hui au Parc des expositions Messe München. EXPO REAL est entièrement consacré au logement, car sans logement, pas de croissance en Allemagne. La pénurie de logements freine la croissance de l'économie allemande, et la croissance nécessite, entre autres, un large soutien à la construction de logements et des conditions de financement avantageuses. Une étude récente intitulée « Vivre au rythme de la vie » a été réalisée par EXPO REAL en amont du salon et publiée le 6 octobre à l'ouverture du salon international de l'immobilier et de l'investissement. Commandée par le célèbre Institut Pestel de Hanovre, cette étude met en relation pour la première fois les données actuelles du recensement concernant la taille des ménages, les tranches d'âge et le revenu disponible, et tire des conclusions importantes pour la politique du logement.

« Notre étude montre que l'espace de vie disponible et le bon fonctionnement des marchés immobiliers sont largement sous-estimés comme facteurs de croissance économique. Une structuration plus dynamique du marché immobilier est non seulement un enjeu social, mais aussi un impératif de politique économique urgent. Résoudre le problème du logement est une condition essentielle pour que l'économie allemande retrouve son dynamisme : sans logement, pas de croissance… »

Ce salon est considéré comme le point culminant de l'année immobilière pour le secteur. EXPO REAL réunit les principaux acteurs du secteur immobilier, des investisseurs et des représentants de haut rang du monde politique et universitaire afin de définir les orientations des années à venir.

« Le marché du logement, et en particulier la grave pénurie de logements abordables, est actuellement au cœur des discussions du secteur immobilier. Cela se reflète également dans les nombreuses conférences et tables rondes de notre programme de conférences cette année, ainsi que dans notre nouveau format « Logement Flexible », a poursuivi M. Boymanns.

Le manque de logements abordables bloque l'accès au marché du travail.


Matthias Günther, directeur général de l'Institut Pestel et auteur de l'étude, diagnostique dans son étude une paralysie du marché du logement, qui entraîne un « gel » croissant du marché du travail :

« Dans les régions déficitaires, où la demande excède largement l'offre de logements, les ménages à faibles revenus ne peuvent plus déménager, car l'écart entre les loyers demandés et les loyers existants a atteint un niveau inabordable pour cette tranche de revenus. De plus, l'immigration qualifiée étrangère, dont le besoin est urgent, est fortement freinée par la pénurie massive de logements. Cela ne permettra pas de combler l'important déficit de main-d'œuvre dans de nombreux secteurs de l'industrie et des services », explique ce spécialiste du marché du logement fort de nombreuses années d'expérience.

Les inégalités sur le marché du logement se creusent


De plus, le taux d'accession à la propriété en Allemagne est en baisse constante, toutes tranches d'âge confondues, depuis des années. Les conséquences sur la répartition des richesses sont désastreuses, selon l'expert du marché immobilier. L'étude EXPO REAL sur le logement montre clairement que les inégalités de logement continuent de croître en Allemagne dans son ensemble. La surface habitable disponible par habitant n'a jamais été aussi élevée, et parallèlement, on observe une pénurie de logements dans de nombreuses régions.

Selon l'étude EXPO REAL sur le logement, il manque actuellement environ 1,2 million d'appartements rien qu'en Allemagne de l'Ouest,


si l'on suppose que les logements vacants de longue durée ne seront plus proposés. Cette pénurie de logements doit être résolue pour stimuler à nouveau la mobilité sur le marché du travail.

« La situation devient de plus en plus critique. Il ne suffit plus de subventionner des segments individuels. Il est nécessaire de stimuler la construction de logements dans son ensemble pour résoudre le problème du logement », déclare Günther.

La construction de logements sociaux, celle des promoteurs immobiliers et celle des logements en accession à la propriété doivent être stimulées de manière globale. L'étude indique qu'une avancée majeure pourrait être réalisée si le gouvernement transférait ses avantages de refinancement à la construction de logements, tant à la construction de logements locatifs qu'à la construction de copropriétés.

La rénovation énergétique reste importante, la construction d'appartements est une priorité.


Les programmes de subventions axés sur la qualité ne peuvent à eux seuls résoudre le problème. Les subventions permettant la construction de logements « encore meilleurs » que les normes déjà très élevées en Allemagne ne sont pas efficaces dans ce contexte.

« Peu importe que les bâtiments soient en béton, en acier ou en bois ; l'essentiel est que les appartements soient construits. Sans cela, il n'y aura pas de développement économique positif en Allemagne »,
explique Günther, auteur de l'étude. « Un élément clé de la transformation du secteur du bâtiment réside dans la satisfaction des besoins énergétiques résiduels après rénovation grâce aux énergies renouvelables. La rentabilité du passage à des systèmes de chauffage alternatifs, notamment les pompes à chaleur, est bien supérieure à celle de rénovations très exigeantes en matière d'efficacité énergétique. La rénovation des bâtiments existants ne doit pas être abandonnée, mais les normes à atteindre en matière de besoins en chaleur doivent être remises en question. »

EXPO REAL è incentrata sull'edilizia abitativa, perché senza edilizia abitativa non c'è crescita in Germania. La carenza di alloggi sta diventando un freno alla crescita dell'economia tedesca, e la crescita richiede, tra le altre cose, un ampio sostegno all'edilizia abitativa e una gamma gestibile di condizioni di finanziamento favorevoli. "Il nostro studio dimostra che la disponibilità di spazi abitativi sufficienti e il funzionamento del mercato immobiliare sono ampiamente sottovalutati come fattori di crescita per l'economia. Dare una forma più attiva al mercato immobiliare non è solo una questione sociale, ma anche un urgente imperativo di politica economica. Risolvere il problema degli alloggi è un prerequisito fondamentale affinché l'economia tedesca riacquisti slancio: senza alloggi, non ci sarà crescita..."

La mancanza di alloggi a prezzi accessibili blocca l'accesso al mercato del lavoro


Matthias Günther, amministratore delegato del Pestel Institute e autore dello studio, diagnostica nel suo studio un mercato immobiliare paralizzato, che sta causando sempre più il "congelamento" del mercato del lavoro:

"Nelle regioni in deficit, dove la domanda supera di gran lunga l'offerta di alloggi, le famiglie a basso reddito non possono più trasferirsi perché la differenza tra gli affitti richiesti e quelli esistenti ha raggiunto un livello non più sostenibile per questa fascia di reddito. E anche l'urgente necessità di immigrazione qualificata dall'estero è gravemente ostacolata dalla massiccia carenza di alloggi. Questo non colmerà l'ampio divario di manodopera in molti settori industriali e dei servizi", spiega il ricercatore del mercato immobiliare con molti anni di esperienza.

La disuguaglianza nel mercato immobiliare è in aumento


Inoltre, il tasso di proprietà immobiliare in Germania è in costante calo da anni in tutte le fasce d'età. Le conseguenze sulla distribuzione della ricchezza sono disastrose, secondo l'esperto del mercato immobiliare. Lo studio sull'edilizia abitativa di EXPO REAL mostra chiaramente che la disuguaglianza abitativa in Germania nel suo complesso continua a crescere. Lo spazio abitativo disponibile pro capite non è mai stato così elevato come oggi e, allo stesso tempo, si registra una carenza di alloggi in molte regioni.

Secondo lo studio sull'edilizia abitativa di EXPO REAL, attualmente nella sola Germania occidentale mancano circa 1,2 milioni di appartamenti,


supponendo che non vengano più offerti posti vacanti a lungo termine. Questa carenza di alloggi deve essere risolta per stimolare nuovamente la mobilità nel mercato del lavoro.

"La situazione sta diventando sempre più critica. Non è più sufficiente sovvenzionare singoli segmenti. L'edilizia residenziale nel suo complesso deve essere stimolata se si vuole risolvere il problema abitativo", afferma Günther.

Sia l'edilizia residenziale sociale che quella da parte di costruttori, così come quella di proprietà, devono essere stimolate in modo generalizzato. Un passo importante potrebbe essere compiuto se il governo trasferisse i suoi vantaggi di rifinanziamento all'edilizia residenziale, sia alla costruzione di alloggi in affitto che alla costruzione di condomini, afferma lo studio.

La ristrutturazione energetica rimane importante, la costruzione di appartamenti è una priorità.


I programmi di sovvenzione orientati alla qualità da soli non possono risolvere il problema. I sussidi che consentono la costruzione di alloggi "ancora migliori" rispetto agli standard già molto elevati della Germania non sono efficaci in questa situazione.


"Non dovrebbe importare se gli edifici sono in cemento, acciaio o legno: l'importante è che gli appartamenti siano costruiti. Altrimenti, non ci sarà alcuno sviluppo economico positivo in Germania", spiega l'autore dello studio Günther. "Un elemento chiave della trasformazione del settore edilizio risiede nel soddisfare il fabbisogno energetico residuo dopo la ristrutturazione attraverso fonti rinnovabili. L'economicità del passaggio a sistemi di riscaldamento alternativi, in particolare le pompe di calore, è di gran lunga superiore rispetto a ristrutturazioni ad alta efficienza energetica molto impegnative. La ristrutturazione degli edifici esistenti non deve essere abbandonata, ma gli standard da raggiungere in termini di fabbisogno di calore devono essere rimessi in discussione."

Als Europas größte Fachmesse für Immobilien und Investitionen startete heute die EXPO REAL 2025 - International Trade Fair for Property and Investment in Munich

München. Heute beginnt die Internationale Fachmesse für Immobilien und Investitionen im  Trade Fair Center Messe München. EXPO REAL geht es um das Thema Wohnen - denn ohne Wohnraum gibt es in Deutschland kein Wachstum. Die Knappheit an Wohnraum entwickelt sich zur Wachstumsbremse der deutschen Wirtschaft und für ein Wachstum braucht es unter anderem eine breite Förderung des Wohnungsbaus und ein überschaubares Angebot an günstigen Finanzierungsbedingungen. Vor der Messe wurde eine aktuellen Studi von der EXPO REAL mit dem Titel „Wohnen im Lebenszyklus“ erstellt, die zum Start der internationalen Fachmesse für Immobilien und Investitionen am 6. Oktober veröffentlicht wurde. In der vom renommierten Pestel-Institut aus Hannover im Auftrag durchgeführten Untersuchung werden erstmals die aktuellen Zensusdaten zu Haushaltsgrößen, Altersgruppen und verfügbarem Einkommen miteinander verknüpft und wichtige wohnungspolitische Schlüsse gezogen.

„Unsere Studie zeigt, dass ausreichend verfügbarer Wohnraum und funktionierende Wohnungsmärkte als Wachstumsfaktoren für die Wirtschaft stark unterschätzt werden. Den Wohnungsmarkt aktiver zu gestalten, ist nicht nur eine soziale Frage, sondern auch ein dringendes wirtschaftspolitisches Gebot. Die Lösung der Wohnungsfrage ist eine zwingende Voraussetzung dafür, dass die Konjunktur in Deutschland wieder Fahrt aufnimmt – ohne Wohnraum wird es auch kein Wachstum geben ...“

Mit der wissenschaftlichen Untersuchung setzt die EXPO REAL einen gezielten Impuls in der Debatte um die Lösung der akuten Wohnungsknappheit:

Die Messe gilt in der Branche als der Höhepunkt des Immobilienjahrs. Auf der EXPO REAL treffen die wichtigsten Akteure der Immobilienwirtschaft, Investoren und hochrangige Vertreter aus Politik und Wissenschaft aufeinander, um die Weichen für die kommenden Jahre zu stellen.  

„Der Wohnungsmarkt und insbesondere der akute Mangel an bezahlbarem Wohnraum sind derzeit die zentralen Gesprächsthemen der Immobilienbranche. Davon zeugen auch die vielen Vorträge und Diskussionsrunden in unserem Konferenzprogramm in diesem Jahr sowie unser neues Format Flexible Housing“, so Boymanns weiter.


Mangel an bezahlbarem Wohnraum versperrt Zugang zum Arbeitsmarkt


Matthias Günther, Geschäftsführer des Pestel Instituts und Autor der Studie, diagnostiziert in seiner Untersuchung einen gelähmten Wohnungsmarkt, der zunehmend auch den Arbeitsmarkt „erstarren“ lässt: 

„In Defizit-Regionen, in denen die Nachfrage das Wohnangebot massiv übersteigt, können Haushalte mit niedrigem Einkommen faktisch nicht mehr umziehen, weil die Differenz zwischen Angebots- und Bestandsmieten ein für diese Einkommensgruppe nicht mehr bezahlbares Ausmaß angenommen hat. Und auch die dringend benötigte qualifizierte Zuwanderung aus dem Ausland wird durch die massive Unterversorgung mit Wohnraum stark behindert. Die große Arbeitskräftelücke vieler Industrie- und Dienstleistungsbranchen kann sich dadurch nicht schließen“, erklärt der langjährig erfahrene Wohnungsmarktforscher.


Die Ungleichheit am Wohnungsmarkt nimmt zu


Hinzu kommt: Die Wohneigentumsquote in Deutschland nimmt über alle Altersgruppen seit Jahren stetig ab. Die Folgen für die Vermögensverteilung seien fatal, so der Wohnungsmarktexperte. Die EXPO REAL Wohnstudie macht deutlich, dass die Ungleichheit beim Thema Wohnen in Deutschland insgesamt immer weiter zunimmt. Die verfügbare Wohnfläche je Einwohner war noch nie so hoch wie heute und gleichzeitig herrscht in vielen Regionen Wohnungsmangel.

Derzeit fehlen laut EXPO REAL Wohnstudie allein in Westdeutschland etwa 1,2 Millionen Wohnungen

, wenn man davon ausgeht, dass der Langzeitleerstand nicht mehr angeboten wird. Dieses Wohnraumdefizit muss sich auflösen, um die Mobilität auf dem Arbeitsmarkt wieder anzukurbeln. 

„Die Lage spitzt sich zu. Es reicht nicht mehr aus, einzelne Segmente zu fördern. Der Wohnungsbau insgesamt muss stimuliert werden, wenn das Wohnungsproblem gelöst werden soll“, sagt Günther. 

Sowohl der soziale als auch der Wohnungsbau durch Projektentwickler und der Eigenheimbau müssen auf breiter Front belebt werden. Ein großer Schritt könnte gegangen werden, wenn der Staat seine Vorteile in der Refinanzierung an den Wohnungsbau weitergeben würde, und zwar sowohl an den Mietwohnungsbau als auch an den Bau von Eigentumswohnungen, heißt es in der Studie.


Energetische Sanierung weiter wichtig, Bauen von Wohnungen ist prioritär


Qualitativ ausgerichtete Förderprogramme allein können das Problem nicht lösen. Förderungen, die gegenüber den in Deutschland ohnehin schon sehr hohen Standards ‚noch bessere‘ Wohnungen bauen lassen, seien in dieser Situation nicht zielführend.

 „Es sollte auch egal sein, ob die Gebäude aus Beton, Stahl oder Holz sind – Hauptsache ist, dass die Wohnungen gebaut werden. Sonst gibt es keine positive wirtschaftliche Entwicklung in Deutschland“, erklärt Studienautor Günther. „Ein wesentlicher Bestandteil der Transformation des Gebäudesektors liegt in der Deckung des nach der Sanierung verbleibenden Energiebedarfs durch regenerative Quellen. Die Kosteneffizienz der Umstellung auf alternative Systeme der Wärmebereitstellung – zu nennen ist insbesondere die Wärmepumpe – ist weit höher als eine sehr anspruchsvolle energetische Sanierung. Die Bestandssanierung darf nicht aufgegeben werden, aber die zu erreichenden Standards hinsichtlich des Wärmebedarfs sind zu hinterfragen.“
